In the 1930s, Lawrence Phipps kicked off this central Denver neighborhood by building a 54-room, 27,000 square foot mansion that sits in the middle of Belcaro. The Phipps mansion is now owned by the University of Denver, and it’s as elegant and majestic as ever!
On the north end of Belcaro (between East Mississippi Avenue and East Exposition Avenue), where the Phipps mansion is located, there are wide, curved, tree-lined streets. Many of the homes are on large lots, and there are a variety of architectural styles: large ranches, mid-century moderns, Tudors, Colonials, contemporary custom builds, and more.
South of East Mississippi Avenue, the neighborhood isn’t technically Belcaro (it’s Cory-Merrill), but the area is often referred to as Belcaro. Here, you’ll find a neighborhood was transformed in the 1940s from farmland to modest one-story tract homes for veterans returning from WWII. While some of these bungalows and ranch style homes were constructed with brick, many were made with wood and siding. Today, many of the original homes are still standing, but on some blocks, virtually all of them have been scraped off and replaced with large, contemporary homes that dwarf their small counterparts. It’s not unusual to see a $600,000 tiny house from the 1940s surrounded by ultra-modern $2.5 million+ mansions.
Because of exceptionally restrictive zoning, whether they’re large or small, all of the homes are single family homes.

In the northern end of Belcaro, nothing can beat the tree-lined streets and large lots, and south of Mississippi Avenue, you’ll find some of the lower priced single family homes in central Denver.

But the area south of Mississippi (from Colorado Boulevard to Steele Street) is often referred to as Belcaro, even though it’s actually the Cory-Merrill neighborhood.
