Selling a loved one’s home is unlike any other real estate transaction. Whether you’re managing a parent’s move to assisted living, settling an estate after a loss, or helping a family member through a health crisis, the process carries an emotional weight that goes far beyond paperwork and closing dates.
It’s never as simple as putting the house on the market. Practical decisions have to be made, often against the backdrop of loss, grief, and family dynamics.
When you’re selling someone else’s house, each step of the selling process is different than if it were your own home.
Shared Decision Making
When multiple people are involved in the home-selling process, opinions can vary and emotions can run high. If you can agree, ahead of time, on a decision-making process and assign one person as the “point-person” for the real estate transaction, it can help prevent misunderstandings.
Selling The Home “As Is” Or Fixing It Up
One of the first decisions that often crops up in this process is whether to sell the home “as is” or fix it up.
The home might need to be sold as is, if there’s no one in the family who has the time, expertise, desire, or funds to coordinate repairs and renovations. That’s okay. You’ll get less for the property, but this can make things easier, at a time when you don’t have the energy or bandwidth to deal with one more thing.
If, however, you decide to fix up the property, we can help evaluate which repairs are absolutely necessary and which improvements could help add value to the home.
Pricing The Home
Family members (and homeowners themselves) often have an emotional perception of what a home is worth, which is usually higher than what buyers will actually pay. We can provide an objective assessment of the market value of the property.
Clearing Out The Home
Clearing out a loved one’s home can be the most emotionally draining part of the process. Give yourself adequate time, and try to get help from family, friends, or a professional estate sales company. Not every decision has to be made at once, and not everything has to go (but it might need to be put out of the way or in storage).
Preparing The Home For Showings
It’s best to show the home in the most favorable light, which usually means cleaning out the vast majority of personal items. But a completely empty home isn’t necessarily ideal. We can make recommendations for what to keep in the house for showings and what to remove.
Managing The Home From A Distance
If you don’t live in Denver, we can help keep your trips to a minimum by staying in touch virtually, through FaceTime or Zoom. We can also recommend contractors, cleanout services, repair companies, and other home professionals to help get the home ready for sale.
